Greater Tirupati Set to Expand from Kalyani Dam to IIT Campus Tirupati | Andhra Pradesh
Tirupati city is on the verge of a major transformation as the Andhra Pradesh government moves forward with plans to form Greater Tirupati, significantly expanding the city’s geographical limits, population, and revenue base.
According to official proposals prepared on the directions of the Chief Minister, Greater Tirupati will expand from the Kalyani Dam area up to the IIT Tirupati campus, marking one of the largest urban expansions in the Rayalaseema region.
City Area to Increase Nearly Tenfold
Currently spread over 30 square kilometers, Tirupati will expand to an estimated 284 square kilometers after being upgraded to Greater City status. This expansion will reshape the city’s urban footprint, infrastructure planning, and development prospects.
Population Expected to Reach 7.5 Lakh
With the merger of surrounding rural and semi-urban regions, Tirupati’s population is projected to rise from 4.5 lakh to nearly 7.5 lakh. The annual municipal revenue is also expected to increase from ₹149 crore to ₹182 crore, strengthening the city’s financial capacity for infrastructure development.
63 Gram Panchayats to be Merged
As part of the Greater Tirupati proposal, 63 Gram Panchayats from the following mandals will be merged into the city limits:
Tirupati Rural
Chandragiri
Renigunta
Yerpedu
Major towns such as Chandragiri and Renigunta will officially become part of the Greater Tirupati municipal area.
Expansion Beyond Airport and Up to Vikrutamala
The city is expected to expand beyond Tirupati Airport, extending up to Vikrutamala, significantly improving connectivity, planned urban growth, and scope for residential, commercial, and industrial development.
Government Emphasis on Balanced Urban Planning
The Chief Minister has instructed officials to ensure that the formation of Greater Tirupati does not cause geographical inconvenience to residents or administrative challenges to governance. Accordingly, the proposals have been carefully designed and are now ready for government approval.
Once approved, Tirupati will officially be declared a Greater City, marking a historic milestone in its urban evolution.

Urban planners and development experts believe that Greater Tirupati will emerge as a major growth hub, attracting investments, improving infrastructure, and enhancing quality of life while preserving the city’s spiritual and cultural significance.
